Dholera SIR Key Information for Foreign Investors
Dholera Special Investment Region (DSIR) is an upcoming greenfield smart city (earlier known as the Harappan-era ancient port city).
Dholera is now regularly in news as the pace on major connectivity projects has picked up and the infrastructure construction of the region is expected to be completed in the next two to three years, barring delays. In addition, Dholera may soon host Gujarat’s first semiconductor manufacturing plant. Overall, Dholera is being planned to be developed from ground zero as an urban-industrial base, which upon completion will host manufacturing plants, commercial operations and residential communities. In addition, Dholera will have a self-contained, transit-efficient and sustainable infrastructure that will facilitate high-quality living standards. It remains to be seen how the blueprint comes to fruition, but various components of the Dholera undertaking are currently under implementation.
Going back in time, Dholera was an ancient port town, strategically located in the heart of the Gulf of Khambhat. The Gulf of Khambhat covers a large part of the eastern Saurashtra coast and has preserved the remains of the oldest civilization of the subcontinent. This famous Harappan port city at Lothal is situated at the mouth of the Gulf of Khambhat. This extraordinary connectivity of Dholera to port cities through well-defined land routes probably made it a center of globalization, resulting in it becoming a trade center of the ancient past.
Dholera is India’s first platinum-rated greenfield smart city and an integral part of 32 smart city projects in the ambitious National Industrial Corridor development. The site has now been earmarked as home to approximately Rs. The ₹1.64 lakh crore ($20 billion) semiconductor fabrication plant will be built by Taiwan’s Hon Hai Technology Group, also known as Foxconn, in a tie-up with Indian-focused commodity powerhouse Vedanta Group. The Foxconn-Vedanta deal is one of the largest corporate investments in India in the semiconductor space. It is anticipated that construction is likely to commence soon with the operationalization of the facility duly taking place in a well-defined time frame. In a policy paradigm, the Government of India has announced production linked incentives worth ten billion dollars to attract investment in the strategic and critical sector of semiconductors, which in itself is path breaking and far more than any envisaged policy for this domain. is better. World. Gujarat Semiconductor Policy clearly gives more benefits to the industry in terms of subsidy, land, tariff and other related aspects.
Dholera, Gujarat Become A First Greenfield Smart City
Dholera in the western Indian state of Gujarat, being a little-known ancient port city located on the Gulf of Khambhat, is now making frequent news headlines.
After the opening of the first phase of the Delhi-Mumbai Expressway last month, news reports must have generated some curiosity if the Dholera-Ahmedabad Expressway project was going to go ahead. With the joint venture (JV) between electronics manufacturing giant Foxconn and commodity powerhouse Vedanta confirming its location of a semiconductor fab facility in the region, it is sure to attract the attention of global investors.
The Foxconn-Vedanta JV, touted as the “largest ever corporate investment in the history of independent India”, will invest INR 1.54 trillion (US$18.65 billion) to set up a semiconductor and demo manufacturing facility in the Dholera Special Investment Region . In India, Taiwanese contract manufacturer Foxconn has separate facilities to manufacture iPhones for Apple and Xiaomi phones. Vedanta is a multinational Indian mining conglomerate.
In this article, we take a look at the information available on the highly publicized area of Dholera and the recent government supports.
Dholera Special Investment Region
The Dholera Special Investment Region (referred to as Dholera SIR or DSIR) is located approximately 100 km south of Ahmedabad and 130 km from Gandhinagar, the capital of Gujarat. It is poised to be a planned greenfield smart city spread over 920 km2 and divided into 12 zones and six sub-centers. Nearby major industrial cities are Ahmedabad, Rajkot, Bhavnagar and Baroda.
The residential sector in the area will reportedly have at least 200m2 plots. Land areas have also been allocated for non-polluting industries and a special education zone, in addition to dedicated areas for public utility, entertainment, IT and knowledge centers, logistics, sports activity and a city center.
Dholera SIR will have a plug ‘n play approach – all land parcels will be fully ICT-enabled and with built-in infrastructure. The water and wastewater system aims to achieve zero wastewater discharge by treating 100 percent of wastewater for non-potable and industrial use.
The DSIR project has highlighted the following factors to boost investment appeal:
Single window system for government-to-business (G2B) interactions, streamlining bureaucracy and necessary approvals
Ease of doing business – Ready catalog of permits by industry type One point of contact for all business services Fixed timelines for approval and grant of permits Competitive land pricing as per investment plan Dedicated handholding support for entire investment lifecycle Financial Assistance Plans and Programs
Greenfield Projects in Dholera Special Investment Region
Dholera SIR is expected to greatly benefit from being an upcoming industrial node on the Delhi Mumbai Industrial Corridor (DMIC). The state of Gujarat hosts six of the 24 identified industrial nodes in the much-anticipated DMIC manufacturing zone. The DMIC covers an area of 1500 km, connecting the country’s political capital Delhi and the commercial capital Mumbai.
Planned infrastructure projects coming up in DSIR include an international airport near Nava gam village, a solar park, expressways, metro connectivity and freight railway lines. The projects are intended to create a world-class, sustainable, technologically advanced and self-sustaining urban-industrial region in Dholera SIR.
